Community Association living is a very popular style of home ownership in the Pocono Mountains and surrounding areas. While community associations can contain as few as 12 – 25 homes to over 1,000, under the Buying Section of our website, we have selected, with no specific criteria, a sample of the larger homeowner associations that are popular in the Poconos and surrounding areas (Monroe & Pike areas).
When you’re looking to purchase in a home owners association, and visiting the community website (about half the associations have a website you can visit), be sure to ask specific questions of your Realtor.
- What does the community allow or not allow?
- What are the annual home owner dues for the Association?
- Do they offer the amenity package that we’re looking for—vacation or primary home?
When you complete an Agreement of Sale for a home in a Community Association, typically within 8 – 14 days you will receive a Resale Certificate which is a requirement automatically elected for in your Agreement of Sale. The Resale Certificate, which is required by PA law, maps out the community and will give you a copy of the By-laws, Covenants, Rules and Regulations, financials, and insurance information. In those communities either self- managed or managed by a Property Management company, you should find those documents to be very speedily delivered to you. The cost of the Resale Certificate is the responsibility of the Seller.
